The Tampa Bay housing market continued to shift in June, creating different opportunities depending on whether you're shopping for a detached home or a condominium.

Detached homes remain in a seller's market, while condo buyers continue to benefit from growing inventory and increased negotiating power. Here's what the latest numbers mean if you're planning to buy or sell in Pinellas County, Hillsborough County, Pasco County, or anywhere throughout Tampa Bay.

Detached Homes Continue to Favor Sellers

Detached homes finished June with 3.1 months of inventory, keeping the market in seller-friendly territory.

The median sale price reached $435,130, representing a 2.4% increase compared to last year, showing that home values remain resilient despite a more balanced pace.

Homes averaged 42 days on market, just three days longer than a year ago. While buyers have a little more time to make decisions, desirable homes that are priced appropriately continue to attract strong interest.

Perhaps the biggest story is pricing.

More than 50% of closed sales included a price reduction, and sellers received a median of 95.9% of their original list price.

The median condo price reached $273,745, an increase of 1.8% year over year, while properties averaged 79 days on market, up more than three weeks compared to last year.

Nearly 64% of condo sales involved a price reduction, and sellers received 91.4% of their original asking price.

These numbers indicate buyers have considerably more negotiating leverage than they do in the detached home market.
